A little 1:1 modeling.
For a while people were making old 40ft reefers into backyard man-caves, add a wet bar, a cooler, some couches and a TV for Sunday football. Just don't let the door get stuck.

40'ers and various reefers are pretty common in Idaho; I looked at buying one as a storage shed, but ended up just getting a 40' shipping container. The biggest hurdle was moving the boxcar.

If I remember correctly, BNSF got rid of its PCF reefers around 2007.
