FL: West Palm Beach continues with rail influenced projects

The Virgin / BrightLine train station sits in a downtown area of WPB that has seen considerable building. Several tall residential buildings, one or two blocks from the yacht basins on the IntraCoastal Waterway. A huge new federal court house across the street, a new county building next to that, a tall residential building (owned by interests related to BrightLine) adjacent to the station, and several lots under developer options. Now, two more projects have been green lighted.

One is a 2.5 acre luxury office project about two blocks south which should fill in the last major developable lot downtown.   The other is a large project in Northwood Village, right at the proposed station for a Tri-Rail station. A new line has been constructed from the Tri-Rail / CSX line at 25th street, through an industrial neighborhood, and connected to the FEC near 27th Street. About a mile, or so. That station would be at / near the junction with Florida East Coast near 27th street. Plans for the new stations in Palm Beach Gardens and Jupiter are under way, although an actual, signed agreement to use FEC tracks for this purpose seems elusive.

As with many things in Florida, the Northwood Village project is driven by real estate developers. Two very connected developers have amassed large blocks of properties, and have friendly politicians in position to move these interests forward. Hopefully they can get funding for Tri-Rail to make this happen...

Elliott Investment Management has confirmed it is moving operations from NY to West Palm Beach. This is a huge deal, and their offices will be a block from BrightLine.

Ken Griffin's Citadel Investments took several floors of a Palm Beach hotel for its NY and IL people all Spring. Rumor has it they are looking for permanent space.
