This is the project to create a stub end terminal for NJ Transit.

The groups want a consistent master plan for the area, not just special deals for connected developers.

I can see the old church being an issue. But some people are going way overboard with saving an abandoned Pennsy powerhouse  and the closed down, flea bag Hotel Pennsylvanian. But Governor Cuomo is also abusing the process with 10 new skyscrapers, one being taller than the Empire State building. 

Without NYPS-South, there is much less opportunity for additional NJT capacity to Manhattan. 

This article deals with two issues -- Real estate development around Penn Station (non-rail) -- and the proposed Penn Station South (rail).

Tearing down the old Pennsylvania Hotel will depend on whether or not it is has been officially  designated a National Historical  Place
Without this Designation--it's just another old building.
(They tore down the famous Commodore Vanderbilt Hotel adjacent to Grand Central  & the Waldorf Hotel to build the Empire State Bldg.)

It would be a blessing to develop the entire block south of the current  Penn Station -- for Penn Station South.
This area is rather seedy - consisting of very old buildings of the 2 and 3 story type.  At least, it looks that way to me.

Building Penn Station in the first place meant a hell of a lot of demolition. You can't make an omelet without cracking an egg. 

Just because something is old doesn't necessarily make it historic and worth saving.  If that was the case in, say, Los Angeles,  there would still be old wood houses atop Bunker Hill.  And one LA building that should have been saved was the exquisite black and gold Richfield Oil building.

The Wall Street Journal dropped a good article tonight on the context of this issue, and which uber-connected real estate players are in the game.  In addition to two state agencies, real estate developers aligned with Governor Cuomo, and others aligned with Mayor DeBlasio, and others with former President Trump are all connected with various parts of the 10 building project.  Even the ostensibly neutral referee is associated with Peter Malkin. 

If you view developer Steven Ross's  massive Hudson Yards project as successful (it paid a billion dollars into the NY MTA for the land rights), you may have a different perspective than folks in the four and five story rent controlled walk ups in the bulls eye of this tsunami.  Even if only part of it is built, it will still be massive.

Far West Side development has occurred around Hudson Yards, coinciding with the #7 train extension to 34th &11th. Spreading eastward to the dumpy area around Penn Station is inevitable.
