FL:Tri-Rail and Transit Villages

Tri-Rail is actively engaging with developers to build residential and office parks around its stations in south Florida. On parking lots and other parcels nearby.

Tri-Rail tracks are West of I-95. Several neighborhoods are often near the mega gated golf communities, which can produce a lot of passengers

There has to be more commercial and residential development around these Tri-Rail Stations on the Ex-SAL. People want to be able to get off the train and walk to shops and their homes. By the way, when I rode Tri-Rail last February, those trains running between MIA and Magonia Park had very good ridership.

Who'd thunk it -- urban design pre-interstate highway?

Look at how older cities developed, as first they built in terms of walking, horses & buggies, progressed to streetcars and trains, and then to everyone needing an automobile to go anywhere to get anything.

My opinion is that Tri-Rail was knee-capped by Governor DeSantis eliminating state funding mid-cycle, and had to pivot to new sources of revenue. 

Real estate developers have an enormous amount of power in Florida, and are known to control many politicians.  With more developer money in the Tri-Rail  game, that makes an easier case for getting some of the state funding restored.  Florida had an unusual mid-cycle financial event which caused the state to slash already approved grants and appropriations to counties, colleges and authorities.  The state spent a lot of money on a sudden construction project in the Everglades, and funded many county and state police officers deployment to Texas.  None of which was in the budget.

I specifically chose a neighborhood in Pittsburgh where I do not need an automobile to get every thing.  I live within walking distance of two grocery stores and commute to work regularly on public transportation.

Many young people have delayed getting a driver's license, buying a second car, etc. Making a conscious decision to live in a walkable area with transit.

Many parts of Brooklyn, Hoboken, and other NYC areas have been gentrified on exactly this premise.

Maybe that construction project in the Everglades should have had a transit connection. Would have been much more efficient. 😁
